More and more people ask an AI assistant before they buy, sell or rent a home. The answer is only as good as the data behind it, and general models know little about prices in Lozenets, rents in Varna or what a notary charges in Bulgaria.
That is why we opened Realistimo to AI assistants. Our public MCP server lets Claude, ChatGPT, Cursor and any other assistant that supports the Model Context Protocol answer questions about the Bulgarian property market with Realistimo's own data and calculators. It is free, and it needs no account and no API key.

What is the Realistimo MCP server
MCP (Model Context Protocol) is an open standard that lets an AI assistant call outside tools. Once you add the Realistimo server, your assistant can look up current figures from Realistimo instead of guessing, and every answer comes with a link to the realistimo.com page it is based on.
What you can ask
- The price per m² of apartments in Sofia, Plovdiv, Varna, Burgas and the other regional cities, and in their neighbourhoods
- The rental yield and how prices moved over the last 12 months
- How prices changed in the largest cities last month (the Realistimo Index)
- Whether an asking price is fair for the area, and what the property would rent for
- The full cost of a purchase or sale: notary fee, registration, local tax, broker commission and mortgage costs
- What a neighbourhood is like and, in Sofia, which metro stations and kindergartens are nearby

Tools
| Tool | What it does | Page on Realistimo |
|---|---|---|
realistimo_deal_cost | The cost of buying or selling a property on top of the price: notary fee, registration, the municipality's local tax, broker commission, certificates, the seller's income tax and, with a mortgage, the bank fees and the monthly payment. For an apartment it adds the likely rent, yield and payback period. | Deal cost calculator |
realistimo_market_stats | Asking price and price per m² (10th to 90th percentile), number of listings, share of price cuts, 12-month trend and rental yield for a regional city or one of its neighbourhoods, plus the quarterly sales and mortgages registered by the Registry Agency. | Price statistics |
realistimo_market_index | The monthly Realistimo Index: average price per m² in the largest cities, the change on the month and the neighbourhoods that moved most. | Market index |
realistimo_estimate_price | A sale and monthly rent estimate: the median asking price per m² in the neighbourhood or city times the area, and where a given asking price sits against the local market. | Price statistics |
realistimo_neighbourhood_profile | Realistimo's description of a place, listings for sale and rent, the median price and yield, and for a Sofia neighbourhood the metro stations and kindergartens near it. | Location pages |
All tools only read data. Every answer includes a link to the realistimo.com page it comes from, so you can check the figures.
Questions to try
- How much will it cost in total to buy a €150,000 apartment in Lozenets with a mortgage?
- What do apartments cost per m² in Varna, and what rental yield can I expect?
- Is €250,000 a fair asking price for a 70 m² apartment in Lozenets?
- Is Mladost a good area to live in Sofia? What is nearby?
- How did property prices move in the largest Bulgarian cities last month?
About the data
- Market prices are asking prices from the live listings on Realistimo, not transaction prices. The Registry Agency figures (sales and mortgages per quarter) are real transactions.
- Statistics are shown only where a segment has at least 30 listings, so a figure is never built on a handful of offers.
- Amounts are in euros.
- The server does not return individual listings, prices of specific properties or anyone's contact details.
- An estimate is a market reference, not an appraisal.
Frequently asked questions
Is it free?
Yes. The server is free to use, with no account, no registration and no API key.
Which AI assistants does it work with?
Any assistant that supports remote MCP servers: Claude, ChatGPT in developer mode, Cursor, Claude Code and others. Assistants that only run local servers can connect through mcp-remote.
Does Realistimo see my conversation?
No. Your assistant sends us only the tool request, for example a place and an area. We do not store those requests or your questions.
Can I search listings through it?
Not through this server. It answers questions about the market. To browse listings, use realistimo.com.
Limits and privacy
The server is free to use. To keep it available for everyone, each IP address can make up to 30 requests a minute. We do not store the questions you ask or the details your assistant sends to our tools. Server logs keep the IP address, the client's user agent, the tool called and the response time, for security and to keep the service running. See our privacy policy and terms of service.
