How a public auction works
In a public auction the property is sold through an enforcement agent rather than negotiated with an owner. The notice sets an opening price and a window for sealed bids; bidders pay a deposit, and the winner pays the balance within a fixed period. Two things catch buyers out most often: the property is sold as it stands, with no warranty on its condition, and people may still be living in it — taking possession is a separate procedure. So before you bid, ask for the sale record and check the encumbrances registered against the property.
