YARD LOT and BUILDINGS in the village of RUEN, municipality of RUEN, region of BURGAS, namely:
YARD LOT, with an area of 830 /eight hundred and thirty/ square meters, located in the village of Ruen, municipality of Ruen, region of Burgas, constituting regulated land property XI-166 /plot eleven for property one hundred and sixty-six/, in quarter 9 /nine/, according to the detailed development plan of the village of Ruen, Burgas region, approved by Order No. 1025/02.08.1976, with borders: east - street, west - land of the village of Ruen, south - development plot XIV-167 and north - development plot XII-165, together with the separate objects built on the property: ONE-STOREY STRUCTURED RESIDENTIAL BUILDING, with a built-up area of 104.00 sq. m. /one hundred and four square meters/ and ONE-STOREY STRUCTURED BUILDING - secondary building, with a built-up area of 30.00 sq. m. /thirty square meters/.
The yard is surrounded by a fence of concrete posts and wire mesh along the northern, southern and western borders. Along the eastern border, towards the street, is located the residential building itself, as well as a wooden picket fence. The property faces an asphalted street. The terrain is not maintained - there is a highly developed vegetation of grasses, weeds, bushes and climbing plants, as well as accumulated debris and fallen tiles.
THE ONE-STOREY SHOPPING RESIDENTIAL BUILDING, with a built-up area of 104.00 sq. m. /one hundred and four square meters/ is built according to the old type of picket construction. The structure is made of load-bearing wooden beams and columns, with brick and mud masonry and a pitched tiled roof with a wooden structure. The building has an open porch with wooden columns towards the courtyard. The condition is extremely poor, it cannot be used for its intended purpose. The roof structure is compromised and has collapsed on the street side - broken/missing tiles, rotten wooden elements, temporary sheet metal sheets have been placed above the porch. The plaster has fallen off, the masonry is destroyed in some places, with cracks and traces of dampness, overgrown with self-seeded vegetation. The joinery is rotten and partially missing. Installations, flooring and interior finishing works are 100% depreciated. The building is not subject to repair and is subject to removal.
THE ONE-STOREY BUILDING - a secondary building, with a built-up area of 30.00 sq. m. /thirty square meters/ is a stilt house - with a wooden supporting structure, brick and mud masonry and a tiled roof. The condition is also extremely poor, it cannot be used for its intended purpose and is subject to removal.
