Negotiate the price. Every euro you take off also cuts the tax and the notary, because they are charged on the price. Offering below the tax assessment does not lower the fee. It is charged on whichever is higher.
Half a point on a long loan is thousands of euro. Ask several of the main banks, not only the one that pays your salary.

The deposit is not an extra cost. It comes off the price. Agree an amount that does not lock your money before the bank approves the loan.
A commercial property is financed as a company loan, not a housing loan. The average rate on new company loans up to 1 million euro is 4.21% (BNB, July 2026). If the seller is a company, ask about VAT before you pay a deposit.
The buyer may ask you to pay the notary or another line. Price it here before you agree. A price cut and a cost you take on are not the same thing.
One home after more than 3 years, and up to two properties after more than 5 years, are often exempt. If the sale is taxed, 10% of the gain weighs more than a small price cut. If the deadline is close, waiting can be worth it.
If the buyer needs a loan, the bank values the property. A price far above that valuation slows or stops the deal. A clear price saves a last-day discount.
A deal with a loan depends on the bank offer. If the buyer is not approved yet, a few offers save time for both of you.
